President Donald Trump’s plan to develop affordable housing on millions of unused acres of federal land across the United States could have a significant impact on Nevada’s housing crisis. With projections showing that Reno could run out of land by 2027 and Las Vegas by 2032, Governor Joe Lombardo and other lawmakers have been advocating for the release of federal land for housing development to address the severe lack of inventory in the state.
Nevada’s affordability crisis has been exacerbated by a surge in demand from wealthy Californians, driving up prices and leaving many residents struggling to afford homes. Rent and home prices have skyrocketed, with over 58% of renters in Nevada spending at least 35% of their income on housing.
In response to the housing crisis, the Trump administration has announced the creation of a joint task force with the U.S. Department of Interior to identify underutilized federal lands for residential development. Nevada lawmakers have also taken steps to open up federal land for housing, with bipartisan support for legislation like the Accelerating Appraisals and Conservation Efforts (AACE) Act.
While there are significant obstacles to building on federal land, including lengthy environmental reviews and complex transfer protocols, lawmakers are optimistic that solutions can be found. With changes to regulations and the support of the federal government, Nevada could see a housing revolution that helps address the state’s affordability crisis.
