Carson City Housing Market Sees Increased Sales Amid Price Decline
According to the latest housing report from Sierra Nevada Realtors (SNR), Carson City’s real estate market experienced notable changes in October, reflecting a complex landscape influenced by national economic factors. The number of existing single-family home sales rose to 68, marking a 15.3% increase from September and a substantial 28.3% jump compared to October 2022. However, the median sales price saw a slight decline, settling at $527,500—down 1.4% from the previous month and down 9.1% year-over-year.
Robert Bartshe, president of SNR, highlighted this mixed trend in Northern Nevada, stating that while some counties reported falling median home prices and reduced sales, others benefited from gains. He emphasized the necessity of staying informed and collaborating with knowledgeable local agents to navigate the changing market dynamics.
Additional reports from surrounding counties painted a varied picture:
- Churchill County: Sales soared by 115.4% month-over-month to 28, although the median sales price dropped 2.7% to $378,950 but remains up 5.3% year-over-year.
- Douglas County: Posting 73 sales, a 23.7% increase from September, the median sales price rose by 7.6% to $775,000, reflecting a 16.5% increase compared to last year.
- Lyon County: Reported 86 sales, a decrease of 25.2%, with the median price at $379,990, down 5.2% from the previous month.
- Storey County: Recorded an increase in sales to three homes, with prices rising significantly by 33.3% to $480,000.
- Washoe County: Excluding Incline Village, there were 423 closed sales with a median price of $589,000, representing a small monthly increase of 0.3% and a 2.4% yearly rise.
